The project involved considering the “as is” and “as proposed” valuation of a 16 story downtown Chattanooga office tower,  originally constructed in 1910, with later additions.  The assignment included analysis of the feasibility of converting the property from a traditional office building into a mixed use building with lower level retail and office application and upper floor residential condominiums.  Projected future rents,  market stabilized occupancy and operating expenses were all considered in a pro forma cash flow analysis.
